Important Update on Combination Rentals in the Comunidad Valenciana: Good News!
The new rental legislation, which comes into effect on Aug. 2, 2024, has caused some confusion among homeowners in the Comunidad Valenciana. In particular, the combination of tourist rentals and long- or medium-term rentals seemed more difficult to achieve. This raised many questions among our clients who have recently purchased property or are planning to do so. Fortunately, we can reassure you with good news about combination rentals in the Comunidad Valenciana!
Combination rentals remain possible!
After consulting with our lawyer and the Tourism Department of the Comunidad Valenciana, we can confirm that combination rentals are still possible. You can rent your property to both tourists and long-term tenants. Do follow the new guidelines to remain compliant.
What does “combination rental” mean?
So with combination rentals, you can rent your home to tourists temporarily and to long-term tenants at other times, provided you keep in mind the following rules:

Tourist period: During the tourist rental period, you may only sign tourist rental contracts. This means that the tenant may sign a contract of up to 11 days.

Extended stays: If you enter into a contract for 11 days or more during a tourist period, you must report it to the Tourist Registry of the Comunidad Valenciana to maintain the tourist status of your property.

Reporting changes: If you enter into a non-tourist contract during the tourist period, you are required to notify the Tourist Registry. This is important to ensure that the cancellation rules and other tourist conditions do not apply.
Using your property flexibly
One of the biggest advantages of combination rentals is that you can determine the rental periods yourself. This allows you to match the property to market demand and serve both short-term tourists and long-term tenants. Which in turn can help optimize your revenues.
