Important: New regulations for short-term rental agreements in Spain

Did you know that there are new rules for renting out your Spanish home? On December 23, 2024, Royal Decree 1312/2024 was published, which establishes new rules for the registration of individual rental agreements. This is important news if you are renting out a property in Spain, especially if it is a vacation rental!

What does this royal decree entail?

These new rules apply to all short-term rentals, whether they are for tourist purposes or not. That means all short-term rentals, including vacation rentals, must meet specific requirements. We understand that you may not immediately know what this means for you. That’s why we’ve explained it simply:

• Tourist rentals (up to 10 days to the same person): Consider vacation rentals. You must register with the tourist office, but (depending on the situation) do not need a new registration number.

• Short-term rentals (longer than 10 days, or purposes other than vacations): This can be rental to a teacher for a few months or to someone working temporarily in Spain. For this you do need a new registration number.

Mandatory Registration: What to do.

You must obtain a registration number from the Land Registry. This can be done online, through the Electronic Office of the Board of Registrars, or directly at the Land Registry of the property.

Deadline: July 1, 2025!

Although the rules have already taken effect, you still have some time to get everything in order. As of July 1, 2025, you really must have your property’s unique registration number if you offer it through rental platforms.
